Residential Tax Increment Financing (TIF) District Application

  1. APPLICATION PROCESS
    The City of Carbondale requires the submission of a formal application for Tax Increment Financing (TIF) assistance to consider an applicant's request. An application must include all items referenced in the TIF Application Instructions. Once a completed application is submitted to the Economic Development Department, the TIF Review Committee will meet to review the application and supporting documents.

    All projects are required to adhere to the Residential Tax Increment Financing District Architectural Design Standards (pdf) by complying with at least two (2) design elements for the appropriate category of the work being done. For example, if a roof is to be replaced, it must meet the pitch requirements of 5:12 or greater and the materials or color be different from the immediate surrounding homes. If the siding is to be replaced, it must be one of the approved materials of brick, natural or faux stone, cement, wood, or vinyl and vary in color or materials from immediately surrounding homes.
